Choose the problem you are experiencing

These are safe preliminary checks only. Stop if you smell burning, see exposed wiring, find rapidly rising water or feel unsafe.

No hot water Check whether the issue affects one tap, your unit or the building.
  1. Try the kitchen and bathroom hot-water taps.
  2. Ask security whether there is a building-wide interruption.
  3. Check whether your unit's electrical supply has tripped.
  4. If one fitting is affected, contact the owner or landlord. If several units are affected, report it to building management.
Water leak Limit damage and identify whether the source is inside the unit.
  1. If safe and accessible, close the local stop valve.
  2. Move valuables away from the affected area.
  3. Do not touch electrical equipment near water.
  4. Photograph the source and resultant damage.
  5. Report active or common-property leaks immediately.
Prepaid electricity meter or CIU Load a token or restore communication with the PLC meter.

The Customer Interface Unit, or CIU, communicates with the prepaid meter through the apartment's electrical wiring. Leaving it unplugged for an extended period can cause it to lose contact with the meter.

Before loading a token

  1. Install fresh batteries in the CIU.
  2. Plug the CIU into a wall socket, even if the electricity credit has run out.
  3. Make sure the wall socket is switched on.
  4. Check that the CIU cable is connected correctly.
  5. Check the distribution board and confirm that all breakers are in the up or on position.
  6. Confirm that the token was purchased for the correct prepaid meter number.
Electricity tripped Check appliances before resetting the breaker once.
  1. Unplug the appliance that was in use when power failed.
  2. Check whether neighbouring units still have power.
  3. If there is no burning smell, heat or visible damage, reset the tripped breaker once.
  4. If it trips again, leave it off and contact a qualified electrician or management.
Blocked drain or toilet Prevent an overflow and establish whether the blockage is shared.
  1. Stop using the affected fitting.
  2. Avoid using chemical drain cleaners.
  3. Check whether more than one drain is backing up.
  4. Report sewage, common-property overflow or multiple affected units urgently.
Access or biometric problem Keep entrances secure while arranging assistance.
  1. Confirm that you are using the registered access method.
  2. Do not hold gates open for unknown people.
  3. Report lost access devices promptly.
  4. Visitors must sign in and be received by the resident at reception.

Everyday rules at a glance

Noise

Undue noise must stop by 22:00, or 23:00 on Fridays and Saturdays. Power-tool work is limited to the approved working hours.

Pets

Written trustee approval is required. Pets must not disturb others and must be controlled on common property.

Moving and deliveries

Moves are permitted weekdays from 08:00–16:00 and Saturdays from 08:00–12:00. No Sunday moves are permitted.

Security and visitors

Close security doors and gates. Residents are responsible for the conduct of their visitors, employees and contractors.

Balconies

Do not throw or sweep objects or liquids from balconies. Balcony braais and bicycle storage are not permitted.

Alterations

Written trustee approval is required before renovations or work affecting common property or the building exterior.

Smoking and fire safety

Foyers, passages, lifts and other indoor common areas are non-smoking areas. Do not tamper with fire equipment.

Refuse and common areas

Bag refuse securely and keep passages, stairs, landings and other common areas clear.
